Healthcare Realty Services, a
subsidiary of Healthcare Realty Trust, is committed to the delivery of
real estate services that enhance financial and operational performance
of the Company’s assets. It has been our experience that most health
systems view our professional real estate services as a critical element
to a seamless real estate strategy that allows them to redirect valuable
resources toward their clinical mission and ease their relationships
with resident physicians.
Prior to capital being invested, our
Project Development team works closely with health systems to evaluate
existing portfolios of medical office buildings, the need for additional
space, and the feasibility of new facilities. Our goal is to plan,
design and construct facilities that address the critical objectives of
both Healthcare Realty and our partner health systems. These objectives
include working with health systems to attract a preferred mix of
physicians, designing facilities that will meet current and future
clinical standards for our tenants, and constructing buildings according
to budgets that are supported by market rents.
After planning, design and
construction are complete, Healthcare Realty provides an on-site
Property Operations team to oversee daily facility operations as well as
marketing and leasing. Our team understands that the relationship
between health systems and physicians is paramount. Excluding assets classified as held for sale, as of June 30, 2008, Healthcare Realty Trust had investments of approximately $1.8 billion in 181 properties and mortgage investments, including investments in unconsolidated limited liability companies. The Company’s real estate portfolio comprises approximately 10.8 million square feet. We provide real estate services to approximately 7.2 million square feet nationwide and have constructed over $500 million of medical real estate.
